Ephraim Crossing welcomes new developers

EPHRAIM—The 310-acre Ephraim Crossing development is gaining momentum. Camino Verde Group, the master developer, has announced expanded housing opportunities ranging from starter homes to custom lots, along with rental townhomes nearing completion.
Meanwhile, Sandy-based Acres Development has agreed to acquire 2.56 acres within the project for a retail center, with construction set to begin in May 2026.
The development now offers four distinct housing types. The Landing at Ephraim Crossing features FlexReady homes starting at $349,900, designed to allow for future expansion.
The Canyons Townhomes by Desert Blossom Homes start at $379,000 for three- or four-bedroom units.
Custom home buyers can choose from 20 estate lots ranging from 8,000 to 19,000 square feet, with home designs from 1,200 to over 5,400 square feet.
For renters, The Villages at Ephraim Crossing has 10 new townhome units nearing completion at 200 West and 480 South, with two- and three-bedroom options available.
Ephraim Crossing developers note that qualifying first-time buyers may access up to $20,000 in state incentives, Ephraim City impact-fee reductions, and builder credits up to $10,000.
The planned retail development will include two 6,000-square-foot multi-tenant buildings and standalone pad sites for a bank, credit union or fast-food restaurant. The site fronts on U.S. 89 near the planned Intermountain Health hospital.
“This project reflects our confidence in the continued growth of Ephraim and the broader Sanpete Valley,” said Marlon Hill of Acres Development. “We see strong demand for quality retail and service options.”
Ephraim City recently received the inaugural Utah First Homes Award from Gov. Spencer Cox for its work expanding starter home opportunities. The recognition stemmed from the city’s zoning code updates allowing single-family homes on smaller lots, which helped attract builders focused on attainable housing.
“Starter homes don’t happen by accident; they require cities that are willing to modernize zoning, remove unnecessary barriers and work collaboratively with builders,” said Mike Ballard, managing partner of the Camino Verde Group.
