First flex homes at Ephraim Crossing available for purchase

EPHRAIM—FlexReady Homes has announced that the first homes at The Landing at Ephraim Crossing are now available for purchase, marking the debut of the company’s expandable home concept in Ephraim.

Built by Elevation Construction, the homes are the first developed under Ephraim City’s R1B zoning designation, which was adopted to encourage more affordable single-family housing through smaller lots and more efficient land use. Earlier this year, Ephraim City and FlexReady Homes received the Utah First Homes Award in recognition of their collaboration on workforce housing.

According to information presented during a recent Ephraim Planning Commission open house, the average price of a single-family home in the city is about $547,000. FlexReady Homes said its base model starts at $369,000 and includes 1,240 square feet, three bedrooms and 1.5 bathrooms. The homes are designed to accommodate future expansions, with some floor plans capable of growing to as much as 2,500 square feet, six bedrooms and 4.5 bathrooms.

The company said its homes are designed with future additions in mind, including pre-installed infrastructure for plumbing, electrical and HVAC connections. Homeowners can add features such as additional bedrooms, a second-story suite, office space or a separate rental unit as their needs change. FlexReady Homes said it will provide support for expansion projects during the first five years of ownership.

FlexReady Homes also announced a financing package through Security National Mortgage that it said could reduce a buyer’s initial mortgage amount by as much as $50,000. The program is offered in addition to Utah’s $20,000 first-time homebuyer incentive for qualifying buyers.

“Our entire focus is on helping new homeowners get into their own home so they can start building equity and participate in the region’s economic growth,” said Curt Magleby, managing partner of FlexReady Homes.

Brody Lambert, CEO of Elevation Construction and a Sanpete County native, said the R1B zoning designation has created opportunities to build more entry-level single-family homes.

“Most cities only push for affordable products like townhomes or condos,” Lambert said. “We want to make starter homes a choice again.”

The homes include features typically associated with higher-priced residences, including nine-foot ceilings, open-concept floor plans, kitchen islands, on-demand hot water systems and upgraded cabinetry.

The Landing is part of Ephraim Crossing, a master-planned community that combines residential development with future commercial and technology-focused amenities.
